FOUR POINT INSPECTIONS

A Four Point Inspection focuses on four main areas in a home:

  • HVAC (Heating, Ventilation and Air Conditioning)
  • Electrical wiring and panels
  • Plumbing connections and fixtures
  • Roof

The inspection and report describe the condition and age of these elements. A Four Point Home Inspection is required by insurance companies before a home insurance policy is issued on an older home (typically 30 years old or more).

WIND MITIGATION INSPECTIONS

Wind mitigation inspections are in place to evaluate a homes construction and assess its potential resistance to forces brought by hurricanes and other categories of windstorms. The inspection verifies type of roof covering, roof-to-wall connections (clips, straps, toe nail, single or double wraps, etc.), braced gable ends, secondary water barriers, reinforced wall construction and openings (shutters, impact resistant windows and doors; including garage) protection. An important service for Florida residents as our homes face high hurricane winds. This assessment shows how well various parts of your home can resist wind damage. With this analysis, you may receive home insurance discounts.

ROOF CERTIFICATION INSPECTIONS

Roof Certifications are specific inspections that are also done at the request of insurance companies. Usually requested when the age of a roofing system is nearing the end of its life expectancy according to the insurance’s records.

The roof is one of the most critical components of any home or building. Regardless of the climate, you will want to assure the roofing system in your structure is performing correctly. Our inspectors will take the time to evaluate the roofing system from the roof edge, roof top and the attic. Some of the components in your inspection report will show the type of material condition and photos of the interior and exterior of the roof. If damages or signs of weakness are observed at the time of inspection, the observations will be noted in the report such as missing tile or shingles, damaged roof covering, and etc. The Roof Condition Certification is known officially by Florida’s Citizens Insurance Corporation as the CIT RCF-1 standard form. This form is to document the age and current condition of the home’s roof, to certify its durability and resistance to storms or hurricanes.
